Housing Recovery to Occur in Two Phases: Demand Institute

The housing recovery will come in two phases. First, home prices will rise by just under 1 percent in the second half of 2012. In 2013, prices will rise by 1.5 percent, then go up another 2.5 percent in 2014. For the second phase, home prices will increase 3 to 3.5 percent between 2015 and 2017. These are the predictions from a report released by the Demand Institute, which is jointly operated by The Conference Board and Nielsen.

Housing Crisis to End in 2012 as Banks Loosen Credit Standards

Capital Economics expects the housing crisis to end this year, according to a report released Tuesday. One of the reasons: loosening credit.

The analytics firm notes the average credit score required to attain a mortgage loan is 700. While this is higher than scores required prior to the crisis, it is constant with requirements one year ago.

Additionally, a Fed Senior Loan Officer Survey found credit requirements in the fourth quarter were consistent with the past three quarters.

CoreLogic’s chief economist Mark Fleming says housing statistics and the duration of the downturn to date indicate 2012 may be the year the housing market begins to turn the corner.

In the first release of CoreLogic’s new MarketPulse newsletter Wednesday, Fleming explained his rationale for such an assessment.

Cool Week-end

What are cool week-end in Charleston! Felt like a touch of fall. Well I guess Sept 21st is about here.

 It's a great time of the year to visit Charleston because the humidity is gone and the marsh grass is so green and the air so clear. I love it this time of year when the seafood is plentiful. Bluecrabs are still around and shrimping season has now started, followed by Oyster season.

Don't we live in a great place!

Beautiful Days

The weather has been so nice this last weeks. I just love the fall and spring. The marsh is green green green and the white egrets are a wonderful contrast. I've been lucky to stay on Goat Island this last week and the mornings on the boat has been very peaceful and pleasant!
